The Brisbane market

The Greater Brisbane market: who is arriving, and from where

Greater Brisbane is home to an estimated 2,833,524 people, and grew by 58,200 people in 2024–25.

Brisbane also sits inside a wider region the Queensland Government plans for as one. ShapingSEQ 2023, the South East Queensland regional plan that took effect on 15 December 2023, puts the region's population at 3.8 million today and projects 6 million by 2046, growth it attributes largely to interstate migration.

Australian Bureau of Statistics estimated resident population at 30 June 2025 (preliminary), the most recent available for Greater Brisbane, with change over 2024–25.

Before 2032

What Brisbane is building before 2032

Brisbane hosts the 2032 Olympic and Paralympic Games. The Olympic events run from 23 July to 8 August 2032 and the Paralympic events from 24 August to 5 September. The Queensland Government's 2032 Delivery Plan sets out a $7.1 billion venue program funded through to 2031-32.

  • Brisbane Stadium

A new stadium at Victoria Park, at the centre of a Games precinct spanning Spring Hill, Bowen Hills and Victoria Park.

  • National Aquatic Centre

A new centre at Spring Hill, on the site of the Centenary Pool.

  • RNA Showgrounds

An upgraded Main Arena and an athlete village that is converted to permanent housing after the Games.

  • Cross River Rail

A 10.2km rail line with four new underground stations at Boggo Road, Woolloongabba, Albert Street and Roma Street, with major construction completed progressively through to 2027.

Victoria Park, Spring Hill and Bowen Hills sit inside or beside the inner-city precincts below.

Where the growth is

Where Brisbane's growth is happening

That growth does not arrive evenly. It shows up in two very different kinds of place. Below are three inner-city precincts and three outer growth areas. Each carries figures from the Australian Bureau of Statistics, projections from the Queensland Government Statistician's Office, and one published fact from the body responsible for the area.

Inner-city precincts

These are the densest parts of the city. All three precincts below sit inside the City of Brisbane, which had 1,375,301 residents at 30 June 2025.

Fortitude Valley

Residents (30 June 2025)
11,889
People per sq km (2025)
9,328
Projected residents (2046)
27,669

At June 2025 the areas with the highest population density in Greater Brisbane were all inner Brisbane suburbs, with Fortitude Valley first, according to the Australian Bureau of Statistics. Brisbane City Council has designated part of the Valley a Special Entertainment Area, where special noise and planning laws apply to venues.

South Brisbane

Residents (30 June 2025)
17,517
People per sq km (2025)
8,686
Projected residents (2046)
39,629

South Bank sits inside this area. South Bank Corporation reports that the 42-hectare precinct, with 14.6 hectares of activated parklands, welcomes more than 16 million visitors each year.

Newstead and Bowen Hills

Residents (30 June 2025)
21,474
People per sq km (2025)
7,027
Projected residents (2046)

Brisbane City Council's urban renewal program covers precincts within 5km of the city centre. The council describes New Farm, Teneriffe and Newstead as revitalised areas that have become vibrant, mixed-use communities.

Outer growth areas

These are newer suburbs on the edge of the city. Within Greater Brisbane, the areas the Australian Bureau of Statistics named for the largest growth and for the highest growth rates in 2024–25 are all in this group.

Ripley

City of Ipswich — 268,272 residents at 30 June 2025, up 3.5% over 2024–25, and projected to grow from 233,314 in 2021 to 480,856 by 2046.

AreaResidents (2025)Change 2024–25Projected 2046

The Australian Bureau of Statistics named Ripley as the area with the largest population growth in Queensland in 2024–25, and one of the ten areas with the highest growth rates in Australia. Economic Development Queensland's Yarrabilba Priority Development Area sits 20km south of Logan Central and will provide up to 20,000 dwellings for up to 50,000 people, with full development expected to take 20 to 30 years.

Morayfield and Caboolture

City of Moreton Bay — 532,445 residents at 30 June 2025, up 2.1% over 2024–25, and projected to grow from 484,353 in 2021 to 760,607 by 2046.

Morayfield7,826+1,014 (14.9%)27,213
Caboolture – South27,798+812 (3.0%)38,221

The Australian Bureau of Statistics listed Morayfield among the three areas with the highest growth rates in Queensland in 2024–25.

Resident numbers and density are Australian Bureau of Statistics estimated resident population and population density at 30 June 2025 (preliminary); change is over 2024–25. Projected figures are the medium series of the Queensland Government population projections, 2025 edition, and are projections rather than forecasts. All figures are for Australian Bureau of Statistics statistical areas, whose boundaries do not always match suburb boundaries: Newstead and Bowen Hills is the statistical area "Newstead - Bowen Hills", and Caboolture is "Caboolture - South".

Preferred territories are being allocated on a first-come, first-served basis to qualified applicants.

Buy or open new

A frozen yogurt business for sale in Brisbane, or a new YOVIE?

Chocolate sauce being poured over a YOVIE frozen yogurt cup with toppings

If you're looking at a frozen yogurt business for sale in Brisbane, there are two paths: buy an existing business, or open a new one. YOVIE offers the second. We're offering single-store franchises with a clear pathway to multi-store ownership for the right operators.

Here's what to check on each path. The left column draws on Queensland legislation and on guidance from Business Queensland, the Queensland Small Business Commissioner, Brisbane City Council and the ACCC.

Premises and equipment

Buying an existing frozen yogurt business: what to check

Check the condition of the structure, fittings and equipment, and what comes with the business. Search the Personal Property Securities Register to see whether any security interests are registered against the assets you are buying, because without that check you risk the property being repossessed.

Lease

Buying an existing frozen yogurt business: what to check

If the shop is under a retail shop lease, the Retail Shop Leases Act 1994 (Qld) sets a timetable. The seller must give you a disclosure statement and a copy of the current lease at least 7 days before you enter the agreement to buy the business, or before the landlord is asked to consent to the assignment, whichever comes first. The landlord must also give you a disclosure statement and a copy of the lease at least 7 days before the assignment is entered into. The assignment needs the landlord's consent.

Opening a new YOVIE

We help you secure a location and deliver a turnkey YOVIE store — designed, built and branded.

Brand and product

Buying an existing frozen yogurt business: what to check

Look at customer ratings and reviews online, and at what types of customers the business has.

Opening a new YOVIE

Four pillars behind every YOVIE store: made with Australian dairy, turnkey fit-out, marketing support and a full training program.

Team and systems

Buying an existing frozen yogurt business: what to check

Before signing the sale contract, get specific warranties and indemnities from the seller to protect you from issues during and after the sale — underpaid wages or unpaid superannuation, for example.

Opening a new YOVIE

You open on YOVIE's operating framework: standardised SOPs, stock control, comprehensive training, quality control, food safety and compliance, premium equipment and a reliable supply chain.

Trading history

Buying an existing frozen yogurt business: what to check

Review the records: income, profit and loss statements and tax returns, along with expenses such as bank loans, utility accounts and lease agreements. Due diligence needs to be done before any contracts are signed.

Opening a new YOVIE

A new store has no trading history. YOVIE is an early-stage brand. That is not a weakness, it is an opportunity. Qualified applicants sign an NDA and receive the detailed franchise information pack.

Before you sign

Buying an existing frozen yogurt business: what to check

Under the Retail Shop Leases Act 1994 (Qld), a prospective assignee who is not a major lessee must give the landlord a financial advice report and a legal advice report before entering into the assignment. The financial advice report must be completed by a qualified accountant and the legal advice report by an Australian lawyer. If the business is a franchise, the Franchising Code of Conduct's 14-day period also applies to transferring the existing agreement to you.

Opening a new YOVIE

Step 05 of our process: complete the formal disclosure and independent advice process before signing. Under the Franchising Code of Conduct, you receive an information statement within 7 days after you express interest, and the franchise agreement, disclosure document and a copy of the Code at least 14 days before you sign. No agreement can be signed during the 14-day waiting period after you receive the final documents, and you can end the agreement within 14 days of signing (the cooling-off period).

Either way, you'll be running a food business. Under the Food Act 2006, certain food businesses need a licence to operate in Brisbane, and that licence comes from the local council. If you take over an existing licensed food business, you'll need to apply for a new food business licence: the existing licence, and any additional permits, can't be transferred to a new owner or operator. You can also request an inspection report from the council to get information about the food business you're buying — not mandatory, but useful before you commit.

Whichever path you choose, get independent, professional advice from a lawyer, accountant and business adviser before you sign. For a franchise, look for advisers with franchising experience.
